2100 Acres of Developmental Properties Along the Ohio River

There’s a myth circulating throughout the Marcellus, Utica and Ohio River Valley that there is a shortage of properties for development. The prolonging of this myth is danger to the entire Appalachian Basin.

Royal Dutch Shell is building a $6 billion cracker plant in Monaca, Pennsylvania. PTTGC America and Daelim are about to make their Final Investment Decision (FID) for its $7 billion cracker plant in Belmont County, Ohio. Construction companies will be slow to take advantage of these opportunities if they think it’s going to be difficult to find suitable properties along the Ohio River Valley.

Bryce Custer, SIOR, CCIM with NAI Ohio River Corridor is fighting the myth and is aggressively working hard to attract multi-nationals and major manufacturing companies to the Ohio River Valley. Custer commented, “We have a number barge and rail properties and riverfront properties with barge docks/cells and rail along the Ohio River.”

While only a few could accommodate a full scale polymer complex such, as Shell and PTTGC, these sites would be able to accommodate a variety of downstream petrochemical companies as well as plastics and derivative companies that would benefit from being close Shell and PTTGC.

A sampling of these properties includes:

Barge and Rail:

New Cumberland, WV   ~950 acres

Weirton, WV                    ~1,000 acres

Wellsville, OH                   ~18 acres

Moundsville, WV             ~42 acres

Riverfront properties with barge docks:

Chester, WV       ~32 acres

Newell, WV       ~8 acres

Riverfront with rail:

New Cumberland             ~40 acres
